Increase the Value of Your Property Through Your Bedroom

Many buyers consider the bedroom one of the most important rooms in the house, regardless of its size there are several improvements that can be made that could significantly increase the price of your house. It can sometimes be as simple as leaving a lasting impression in the buyer so that they can imagine your home becoming their home. Think of house builders and estate agents and their use of a showroom flat; they make them as high spec and impressive to create a need within the buyer. Another aspect to consider is space, many people are often moving to get more space, therefore you don't want to give the impression that you have very little room or are moving yourself because you have ran out of room. Although the key is to make the room look as spacious as possible don't remove all your furniture as buyers find it difficult to visualise furniture when it is not there.

Ensure, however, that your furniture is in good condition, give it a fresh lick of paint, if necessary buy or borrow any key pieces that are missing, such as bedside tables or a chest of drawers. Have a look at your radiator, give it a fresh coat of paint or if you can afford the space use a fashionable radiator cover that can also double up as a shelf. The use of clever lighting can transform a room; replace all old light fixtures and ensure the room is fully lit by placing a lamp in the darkest corner of the room

If your room is painted a vivid shade of pink then paint it, an eclectic colour scheme that reflects you does not necessarily reflect your buyer. Using neutral colours will not only give the impression of more space but will allow buyers to visualise their choice of decoration rather than being overwhelmed by your tastes.

Make sure your cupboards are in a neat and tidy order, potential buyers may want to look inside and the sight of jumbled up clothes may give a negative impression. Storage is an important aspect when selling your house; if your master bedroom does not benefit from a large wardrobe then make sure the storage furniture you do have looks stylish and unobtrusive. Remove any piles of CD's, DVD's or magazines you have sitting around they will not only clutter the place up but make the room appear smaller.

In most instances the bed is the focal point of the room; and although you will not be selling it with thee property it is always good to make sure it looks immaculate, bed sheets should be in good condition and not too garish; perhaps give the black satin ones a miss. Carpets are also something buyers eyes will be drawn to; clean them up as best as possible and if there are still unsightly stains or marks cover them with an attractive rug.

If you are lucky enough to have the space in your bedroom for a master suite then utilise the space to create a lounging area or walk in wardrobe. Other effective ways to creative a luxurious master suite without having a walk in wardrobe is to use luxurious fittings and if you have the space fit a high quality bath. Many people are also opting to have a wet room installed into their master suite which is very desirable to many buyers, however, depending on your flat the installation of a wet room can be very pricing and there is no guarantee it will provide great returns. However, all things considered such luxuries are in high demand from buyers and it could be the winning factor that may increase the value of your flat even higher.

Do you have a good view from your bedroom window? If you look onto your garden, make an effort to tidy it up and appeasing to the eye, if you are simply looking down onto another building think about installing a few ledge plants to give a 'greener' impression. Another idea is to place a small potted fern or plant at the entrance of your flat to create a nice first impression.

If you have finished all the longer term amendments to your property and now ready for viewings then the final finishing touches to be made are; ensure it is tidy, place fresh flowers around the flat, if your neighbours can be noisy prior to a viewing go round and politely ask tell them the situation if your still concerned they may scupper all your hard work maybe put some music on- but turn it down low, and finally ensure you are looking presentable for showing prospective buyers around.
